Also available are 2 types of dual-key units. A Type D is the smaller dual key unit measuring at 1,695 square feet. It comes with 4 +1 bedrooms and 3 baths. The extra unit comes with a balcony, studio + bath and kitchen. Dual key units provide an option to the home owner rent out the extra space. The residences start from the 7th floor. Only the 7th and 8th floors have 4 units each as those units also share the same floor as the Facilities Deck, otherwise known as Azure On Seven. When you arrive on the 36th floor, you also arrive at the Sky Terrace, which is also called an Observatory Lounge. Also located on this floor are 6 residential units. All units, inclusive of the dual-key units feature a ceiling height of 3.3 metres. All units either have a Southern or Northern orientation.

Sunway Mont Residences is the newest condominium to take up residence at Jalan Kiara 5, a more or less secluded and less-traversed street in Mont’ Kiara. This 37-storey high-rise apartment shares the same street name as Gateway Kiaramas, Hijauan Kiara, Verve Suites, and Casa Kiara 2. A couple of international schools located within a 3.5-km radius are Garden International School and Mont’ Kiara International School.

Jalan Kiara 5, which is two streets away from Jalan Kiara, is considered a well-traversed, major road in Mont’ Kiara. You’ll also find a neighbourhood police station, a shopping mall, and an international school along this road, which stretches as far as Jalan Duta Kiara. Somewhere along Jalan Duta Kiara lies Solaris Mont Kiara, a popular commercial hub for food, dining, and grocery shopping. Driving farther will lead you to Publika Shopping Gallery, the biggest shopping mall in the area.

Jalan Kiara is connected to SPRINT Highway’s Penchala Link and Kerinchi Link. Other immediately-accessible roads include Jalan Duta, Jalan Kuching, and Jalan Duta-Sungai Buloh Expressway (PLUS). Mont’ Kiara is surrounded by Segambut, Desa Sri Hartamas, Solaris Dutamas and Damansara Heights. The Penchala Link has shortened the travel time and distance between the largely residential communities of Taman Tun Dr. Ismail, Bandar Utama, Damansara Perdana and Petaling Jaya, and Mon’t Kiara.

Summary

Sunway Mont Residences is among the newest residential skyscrapers to descend upon Mont’ Kiara. The maintenance fee is reasonable at RM0.33 per square foot. And to find a freehold high-rise property in this part of town is hard to come by these days. Due to the international community in this area, many owners see the potential to make an investment and then rent out to either expats or professionals working in this area.

At the recent soft launch held at its sales gallery in Plaza Mont’ Kiara, units were swiftly taken up by eager buyers who can afford the price and package that the developer is offering.
