Sutera Pines is scheduled to be completed by middle of 2017 and will consist of 2 blocks of condominiums with an approximately 424 units (127 units in Block Banksiana and 297 in Block Aristata). Currently, it is also sitting on 6 acres of freehold land, which makes the overall development not very dense and very comfortable to stay in. The best part about staying here though, is that you will have the chance to co-exist with nature with its beautiful nature’s trail that leads to the 1.5 acres of forest reserve next to it. Along with 8 units of shop lots, you will find most of the basic foods and supplies you need to live comfortably here.

In terms of its recreational deck, it has pretty standard condominium styled facilities such as a swimming pool, badminton hall, squash court, Jacuzzi, BBQ pit and children’s playground. However, some neat additions are included as well such as an infinity pool, sun deck, floating gym and the nature’s trail. All and all, for a maintenance fee of RM0.27 psf, it is money worth paying because you are getting many exciting sports and leisure activities in return.

Speaking of its façade, it doesn’t appear too shabby either. Two modern looking residential towers loom over the surrounding green landscapes, providing you with an elevated and stylish living experience in Sungai Long. Also accompanying the condominiums is the luxurious Twin Palm residence, which is home to many rich and affluent people. So, in terms of design and appearance, Sutera Pines is deemed quite satisfactory.

Similar to its façade, its interiors are also quite simple and modest. No air-conditioners or electrical appliances are provided to you, and the only furnishings you will be receiving are the built-in kitchen cabinets. Even the floorings are not really that exciting as only porcelain tiles will be included. However, you will be given a decent set of bathroom vanities, cabinets and mirrors, in addition to a spacious balcony. There will be 2-3 carparks allotted to you as well to ensure that you and your family will have an adequate space to park the motor vehicles. Overall, this is probably the best you can get from the developer, considering its low entry price.
Floor Plans
The first block of units in Sutera Pines, Banksiana, has been fully sold out since its initial launch. Currently, the only ones left are those situated at Block Aristata. This residential block is the second phase of Sutera Pines and it comes with 3 basic layouts including Type A, B and C. Beginning with Type A, it is the smallest and most affordable unit in this tower with a built up area of 1,118 sf and 3 bedrooms. This is followed by Type B that has a built up area of 1,318 sf and an additional bedroom cum utility room. Meanwhile, Type C is the largest unit in Aristata with a total built up area of 1,538 sf and 5 bedrooms, which would be suitable for those with a big family or looking for a jugular place to stay. That being said, each unit also comes with a balcony and 2 carparks, while those larger units will receive an additional carpark. And depending on which direction the units are facing, it will either be overlooking the beautiful nature’s view to the south or the modern skyline view to the north.

There are not many commercial centres or retail shops located within the neighbourhood. Thus, to have a decent meal, you would probably need to take a short drive to Bandar Sungai Long or Bandar Mahkota Cheras. Otherwise, you can also travel to the Aeon Cheras Selatan and Columbia Asia Hospital which is just a short distance away from the condominiums. And being a purchaser of Sutera Pines, you will also be entitled to a 10%-discount membership at the hospital as an added benefit.

An affordable luxury is what Sutera Pines called. While its average price per sf might reach the RM500 mark, there’s actually a whopping 14% discount attached to it. Thus, in actual fact, you are only paying RM450 psf to own a piece of this green residence. Besides, all bills will be paid under residential rate as this is a condominium project. So, in terms of pricing, it has a really low entry price and would be great for your own stay. Moreover, there’s also a UTAR campus nearby if you are planning to rent your unit out, but I would advise you to do otherwise because this residence lies deep within a remote area.

Travelling to KL is pretty easy too due the excellent highway connectivity in Klang Valley and the availability of a neighbouring MRT station in Bukit Dukung. The only problem is that the seclusion, as frequent driving is required regardless of your need; whether to have a simple meal or to go shopping. Nevertheless, if you are willing to trade convenience for the sake of comfort and serenity, then by all means Sutera Pines will suit you well.
