Pros
Taman Bukit Serdang is a great development for own stay. It seems to have further potential for price appreciation as the area is still continuously developing, with new property projects coming up in the surrounding neighbourhoods. Its connectivity to a comprehensive network of highways also plays to its advantage of price appreciation.
Cons
Living in Taman Bukit Serdang is certainly advantageous, but subsale buyers may be at a disadvantage due to the property’s leasehold title. As the property was completed in the year 2007, assuming the property has a 99-year leasehold title, as of the year 2019 there is only 87 years left to the lease. This will affect the subsale price as the lease period becomes shorter as the years go by.
Summary
In short, if you are looking to buy a home in Taman Bukit Serdang for your own stay, then the price you pay is certainly worth every penny. You will get a home that is conveniently located in a matured township. However, if you are looking to purchasing a property here as an investment, you may want to rethink it as the price will depreciate over time due to its leasehold title.
If the property buyer takes out an RM1,296,000 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase an RM1,620,000 unit in Taman Bukit Serdang, the monthly instalment will work out to about RM6,644.
As per experts’ advice that a person’s monthly mortgage repayment should not exceed 30% of their salary, a buyer will need a minimum income of RM22,147 per month to be able to afford a unit at Taman Bukit Serdang.
