It is part of a mixed development in Kelana Jaya, encompassing approximately 12.5 acres of leasehold land in the neighbourhood.
The sibling developments to The Azure Residences are Paradigm Mall and the upcoming The Ascent which is to be located almost next to The Azure Residences. These three developments represent a home in the serviced apartments, work at The Ascent commercial tower and entertainment at the Paradigm Mall.
The unique selling point of The Azure Residences stands not only at its direct connectivity to a shopping mall via its pedestrian bridge; a facility generally only reserved for 5-star hotels; but also for its easy access to Air Asia shuttle busses. A fact unbeknownst to many is that while Air Asia has shuttle buses going to and fro the Low Cost Carrier Terminal (LCCT) from the 1 Utama Shopping Centre and KL Sentral, there is also another stop at the far less congested and far more convenient location of Paradigm Mall.
Future residents of The Azure Residences will not only enjoy direct access to the LCCT, they can also enjoy collecting points from shopping at the Paradigm Mall. Only certain shops are exempted from this privilege such as Tesco, but buying anything else from Paradigm Mall will earn you one-to-one points earnings on your Air Asia Big card. With this as part of their unique selling point, The Azure Residences make not only an excellent home but also a excellent investment for owners who wish to rent out their units to businessmen who have business dealings in Petaling Jaya.
The showroom of The Azure Residences is located within Paradigm Mall itself, where a short visit to the mall and the showroom shows the competence and well planning of the developer in its projects. While the sales gallery is located at the Lower Ground Floor of Paradigm Mall, the show unit itself is upstairs of the mall through a dedicated entrance, where the show unit is the actual future unit of The Azure Residences. This is an interesting prospect, as buyers are able to see the actual furnished and partially furnished units before they purchase them and an added bonus is that the developer have almost every unit type available for viewing!
So a short trip up through the ‘secret’ entrance shows visitors where their future homes can be and the actual views they can get. The first unit that was viewed was one one of the smaller units of 959 sf. It was therefore a surprise to walk into the room, as it was very large and spacious as compared to many other developments which have bigger built-ups but appear to have less space. The homes at The Azure Residences are very well designed, and by installing well placed mirrors for aesthetic effects, future residents can also make their space look bigger.
However the slack point of the layouts at The Azure Residences is that while they do not have the odd crook, cranny and corner, their bedroom and living room walls facing outside are slanted to accommodate the design of the building.
When walking into the fully furnished show unit visitors will not be able to notice it, but in an empty unit it is certainly obvious. So good interior designing is a definite need for future residents at The Azure Residences.
The homes at The Azure Residences are only partially furnished. The kitchens are fully furnished with built-in kitchen cabinets, hoods and hobs, while a cubby hole for a small fridge is available. If future residents want a bigger fridge, some massive renovations will need to be done.
The bathrooms come fully equipped with rain showers, water heaters and shower screens already as well.
Further on to the facilities that residents of The Azure Residences will be able to enjoy are first and foremost very good security considering that they have direct access to the shopping mall. As such, there is a 3-tier security system with CCTV surveillance cameras on every floor, a guarded resident parking entrance, a guarded lobby and card access to lifts where residents can only access their own floors and with card access to units.
The parking lots for residents are also separated from the parking lot the Paradigm Mall customers. Another bonus is that every unit at The Azure Residences regardless of its size will get 2 parking lots despite their small sizes.
The lifestyle facilities for residents of The Azure Residences are located on the 18th floor of the building. Over here, residents will be able to sit back and enjoy the views of Petaling Jaya while swimming, working out in the gym or just relaxing at the lounge. Children play areas are also available for toddlers of all ages.
Location
The Location of The Azure Residences
The Azure Residences is a centrally located serviced apartment, set in the heart of Kelana Jaya, just off the Lebuhraya Damansara-Puchong (LDP) behind the local neighbourhood Paradigm Mall. It is a home that is easily accessible from the city, whether approaching from SS2 or from Subang. Traffic congestion can however be a serious pain during peak hours, as the LDP is always congested then; and traffic is heavy at most times of the day due to the bottleneck point at the St. Ignatius church.
Residents of The Azure Residences are however very fortunate that they do not need to be stuck at this bottleneck in trying to get back to their homes, as the turn-off into Paradigm Mall on either side of the LDP does not require them to go through this area.
Also, unlike many of the sections of homes in Kelana Jaya which only have the sole ingress and egress road of LDP, residents of The Azure Residences have numerous routes leading out of their homes thanks to the dedicated efforts by WCT Holdings in building new tunnels to SS23 of Kelana Jaya while existing roads can bring residents to the Federal Highway which will literally be only 5 minutes away.
Aside from its wonderfully and easily accessible location, residents of The Azure Residences have other reasons to rejoice. Not only is their location central, but they will also be within a short walk of the Tesco supermarket where they can literally push their shopping carts all the way back to the front of their doors. The reason for this is that The Azure Residences is connected to the Paradigm Mall via a bridge.
For other shopping options, the next closest shopping mall to The Azure Residences is the 1 Utama Shopping Centre which is approximately 15 minutes away on clear traffic, or The Curve and the Ikano Power Centre only slightly further at approximately 20 minutes away. On the other side in Subang is the Sunway Pyramid shopping centre at only 10 minutes away while the Empire Shopping Gallery and Subang Parade is about 15 minutes away from home. Being a truly central residence, The Azure Residences is also only 15 minutes away from Ara Damansara and its neighbourhood Citta Mall.
For those who prefer other options of hypermarkets, there is a very large Giant hypermarket located just across the road and a u-turn away. This is also the site of where the new HighPark Residences will be. In this area, other conveniences that can be found is a McDonald’s fast food franchise which opens until late night. Located on the same road is an Ambank and Maybank branch, while across the road on the other side is a Hong Leong Bank branch.
The Azure Residences is an ideally located serviced apartment. Located within walking distance of this home is Plaza Glomac, where residents of The Azure Residences can have their choice of mamak shops, while also located there is the Kelana Jaya Immigration Office where residents can have the convenience of renewing their passports within walking distance of home.
Otherwise located just up the road on the LDP is Plaza Kelana Jaya, where there is a lake for fishing and a jogging track winding around the lake. For those who prefer to drive there, there is also a large parking lot for vehicles that is generally empty.
The restaurants at Plaza Kelana Jaya are also of a cut above. For those who wish for a romantic lakeside dinner minutes away from home, there is the Secret of Louisiana at Plaza Kelana Jaya for a candlelight dinner by the lake, or for more wholesome food there is Grumps or the BGT Lakeview Restaurant & Bar also at Plaza Kelana Jaya.
There are many more choices of normal fare in form of ‘tai chow’ or Chinese street food available on the opposite side of the LDP near the HighPark Residences, or the typical mamak shop with some of the locals’ favourite nasi biryani as well.
For medical emergencies, the closest medical centre to home is the Kelana Jaya Medical Centre which is only about 500 metres down the LDP. For better medical facilities, residents can make their way to the Ara Damansara Medical Centre just 15 minutes from home, or the Subang Jaya Medical Centre (SJMC) which is almost as near at approximately 20 minutes away.
With everything being within either a short walk or drive from home, residents of The Azure Residences will hardly have need of driving out from their homes if not going to work. With the easy connectivity it has, it is little wonder that the prices of these homes are astronomical; and even less of a wonder that they sell very well in the market.
Analysis
Price Analysis
With Kelana Jaya being the popular and central spot of Petaling Jaya, developments in this area are precious and it is no wonder that The Azure Residences has competitors. Within a stone’s throw of The Azure Residences is The Pinnacle Kelana Jaya which will enjoy just as good access to all the amenities in the area as residents of The Azure Residences do, the only thing they will lose out on is being within a dedicated pedestrian’s bridge walk away from Paradigm Mall.
And opposite the LDP on the other side is the newly launched HighPark Suites that is going to be completed in the year 2019. So with The Azure Residences completing in the year 2017, how does it match up against some of its competitors?
The average price per square feet at The Azure Residences is RM1,070 for a 756 sf unit, while HighPark Suites is considerably pricier at an average of RM979 per square feet for a miserly 453 sf. The Pinnacle appears to be the most affordable at approximately RM545 psf; but they only offer bite sized SoHo units.
Summary
Taking everything of the above into account, The Azure Residences may just be the best bet for both investors and home buyers alike although its prices are steeper. The extra dough being forked out will be for the convenience of being directly connected to a shopping mall, the convenience of being well connected to highways and the advantage of living in a place developed by an experienced and reputable developer. Residents will have the advantage of being within minutes of Subang, Ara Damansara and Petaling Jaya, while renters will have easy access to cabs and Air Asia shuttle busses.
