The Era Duta North: A moment review.
To be developed on 14.8 acres worth of freehold land, The Era Duta North is a high-end, high-rise, high-density project to be undertaken by JKG Land in Segambut.
Let’s face it, this is a fairly new developer but then again, most of you would probably have heard of Goh Ban Huat Group, a well-known ceramic manufacturer that focuses mostly on clay pipe manufacturing and sanitary wares trading.
They’ve been around since 1895, and as a result of management change, started to remodel their business around venturing into property development. JKG Land Northern Region that has been around for more than three decades and has to date developed more than 14,600 units of mostly affordable residential properties is part of JKG Land Berhad, along with JKG Land Central Region. The Era Duta North will be their first portfolio in high-end property development.
Though nothing is yet finalised for this project in terms of layouts and price tags etc. except come year end of 2016 when things will be revealed, there are a few confirmed facts like its location for example and as the name implies, The Era Duta North will be developed in Segambut, which is this area that’s located as you might have guessed, to the north of Jalan Duta.

However, realising that there are so many high-rise properties in this area, the developer JKG Land has a vision of something else entirely for this project.
Apart from rolling out three phases for its serviced apartments totalling 2,913 units i.e. 470 units for Block A and 450 units for Block B in Phase 1,467 units for Block C and 489 units for Block D in Phase 2, and 507 units for Block E and 529 units for Block F in Phase 3, there will also be a 3-storey retail podium totalling 277,000 sq ft and still enough land to offer office and commercial developments as well. The residential towers are expected to range from 53 to 63 storeys, the tallest in the area.
And if that’s not enough, from the website, there are three themes to choose from of its serviced apartment units namely Dawn, Noon, and Eve that are complimented by more than 100 lifestyle facilities and concepts like Forest Village that will have forest trees, jogging trails, treehouses, hanging pavilions, and siesta lounges, Moon Decks that will have spacious roof area with Sky Lounge and Pavilions, and Fiesta Walk that will have boutique stores and alfresco dining.
The units offered are expected to start from 600 sq ft to 1,300 sq ft dual-key unit, along with penthouse and garden units.

The Era Duta North: It’s Segambut right?
Yup that’s right. No matter how the developers for most of the new launches in this area try, there’s no changing the fact that South that and North this lead to one, and one area only called Segambut.
Where’s that? If you’re a fan of the upscale shopping mall Publika, you’d notice on the drive there an area that is the opposite of upscale. That’s Segambut for you.
Notorious for being quite the slum, Segambut however has witnessed rapid growth over the recent years of mostly high-rise properties. Not so much for new landed homes though since there aren’t exactly enough space there for that. A fact due to most of the area is still being occupied by privately-owned (for some reason) squatter homes.
Why then the rise of so many high-rise properties there? The answer: Location.
Segambut holds a central location no doubt, neighbouring prime townships like Hartamas, Desa Park City, and Mont Kiara, with convenient highways surrounding it like the Duta-Ulu Kelang Expressway (DUKE), the North-South Expressway (PLUS), and the Damansara-Puchong Expressway (LDP). It is just around 10 kilometres away from KLCC and 20 kilometres away from Petaling Jaya, two of the most prominent city centres in Klang Valley.
And it’s a no sleepy town, Segambut. Traffic congestion is an endless nightmarish issue, caused by the sheer density of people living there and the neighbouring areas, especially along the intersection of Jalan Segambut and Jalan Lang Emas where the access roads are narrow; only one lane on both sides thanks to the cited surrounding squatter homes.
On the bright side, amenities (and great ones at that) are indeed abundant. Shop till you drop in style at high-end malls like Solaris Dutamas and Solaris Mont Kiara nearby, and if you get blisters from doing that, a visit to the Park City Medical Centre is just a stone’s throw away.
Parents can be at ease from the many choices of local and international schools for their kids like the SK Taman Seri Sinar and the Desa Park International School. And from rows after rows of commercial lots spread all around Segambut, banks, clinics, convenience stores, and local restaurants are a plentiful no doubt.
There’s even the Segambut KTM train station nearby, around 3 kilometres away from where The Era Duta North will be located. A convenience sure, if you’re into taking your own sweet time to commute that is.
Let’s put it this way. At one point or another, most of you would have passed through Segambut roundabout (Bulatan Segambut) either if you were from KL’s PWTC area for an exhibition, or just got back from finally making that trip to see Istana Negara nearby Bukit Damansara. Well, The Era Duta North is around 750 metres from that roundabout because it will be developed on where Goh Ban Huat Berhad industrial area is currently sited. A convenient access indeed, eh?
Now tell yourself again that Segambut is not that prime a location.
Analysis
The Era Duta North: An assessment.
Located around 5 kilometres away from The Era Duta North is a project called Villa Crystal by Orando Holdings Berhad. Let’s compare these two to see how well is Segambut doing currently.

In order for this project to be competitive, it’s best for the developer to play around with more or less the same price per square foot as Villa Crystal, or at least with a launching price of around RM300,000 to RM350,000 for its smallest built-up, don’t you agree?
Summary
The Era Duta North: The Verdict.
The project sounds interesting, a very elaborate lifestyle property that is the hype nowadays. Priced right, it can be a ‘Buy,buy,buy!’ project no doubt.
Location is good, and it’s about time Segambut gets the spotlight it deserves. Still, the squatter homes must go first though.
