The Sentral Residences is a towering new serviced residence located on the outer area of KL Sentral. It is designed to be a new landmark of KL Sentral, and a luxurious abode with a wealth of facilities to cater to multinationals. Launched in the year 2012, The Sentral Residences was fully sold out by mid-2015. Not only was the showroom closed to public before the development was closed to completion, its website was also taken down.

The Sentral Residences is a product of a joint development between MRCB Land and Quill. While MRCB are the masters of high rises with a track record of innumerous successful projects which include hotels, transportation hubs and luxury residential developments under their belt, Quill leans more towards property architecture and designs. They come with their own in-house team of interior designers, space planners and architects. Combining the best of both the developers’ skills together, these two developers have created an astounding product.

Project Details

The Sentral Residences had entry prices located in the seven digits, but was still sold out within less than two years of its launch. Location aside, what makes The Sentral Residences so popular besides its bragging rights of being located next to the 6-star St Regis hotel of Kuala Lumpur?

It could be the fact that it will be the last building to ever be built on the lands of KL Sentral as the masterplanning for this location has officially closed, and it could also be due to the fact that two similar developments nearby by the names of Suasana Sentral Loft and Suasana Sentral Condominium have done so well in the market.

The Sentral Residences which was designed to be one of the most outstanding serviced residences in the city certainly does not strike first time visitors with any of its charm from its outlook. The building’s design appears to be stalely contemporary, blending into the many residential and office towers crowding the skylines of KL Sentral. But the charm of the place is fortunately not based on its exterior; it is its interior designing which is the talk of the town.

But a split second decision will have to be made, as The Sentral Residences is located at the entrance of two different main roads with the left one heading to Jalan Bangsar and Jalan Pantai Baharu and the right one heading towards Jalan Duta, Jalan Kuching and Lebuhraya Mahameru.

In any case, whichever turning you take, you will need to make a big circuit in order to get back to The Sentral Residences; hence it is definitely not a good idea to miss the serviced residence especially during peak hours on a weekday.

 

Access to The Sentral Residences is however excellent, albeit constantly congested during weekdays, via Jalan Damansara, Jalan Tun Sambanthan, Jalan Syed Putra and Jalan Istana.

 

Access roads aside, The Sentral Residences also has unparalleled access to public transportation. Staying within walking distance of KL Sentral is extremely convenient, as the transportation hub is the meeting point of every single one of the available railway transits in Malaysia. Heading over to Seremban for the day? No problem, the KTM is just there. Upcoming ERL? Also stopping through! And what about everything in between such as busses to Genting Highlands and Singapore? No problem, all is available at KL Sentral!

This unprecedented access to public transportation will be a boon for expatriates who are looking to visit Malaysia on either a short or long term basis and do not wish to rent or purchase a car. It is especially convenient for those who work in the Kuala Lumpur city centre but do not wish to live in the heart of the city, as the LRT at KL Sentral is only a 10-minute ride to the KLCC station.

 

So in terms of public transportation, The Sentral Residences beats all other developments outside of this area which tout good access to public transport! A short drive down from this road will bring motorists to the happening place of Brickfields, the Little India of Kuala Lumpur. It is an area which was refurbished roughly in the year 2010, and the place was transformed into a bright and inviting locality. For more entertainment, future residents will be able to get to Mid Valley within only 10 minutes from their homes, while eating out will be great with a bit of exploration in the Little India area which has hidden Chinese coffeeshops and carts which sell tempting snacks and food.

 

Staying in the heart of the city has definitely got its advantages. The best of medical care is only 10 minutes away at Pantai Hospital Bangsar, while KPJ Tawakkal Specialist Hospital is also approximately the same distance away. Expatriates will especially enjoy the proximity of The Sentral Residences to several international schools in the city, with the Fairview International School and Sayfol International School 20 minutes away.

 

Traffic conditions will however be a nightmare for the motorists of The Sentral Residences, as traffic congestion is constant during peak hours around the KL Sentral area; hence driving home will be an issue after work hours. It is however undeniable that driving towards either the Kuala Lumpur or Petaling Jaya direction at any time of the day is very convenient.

Analysis

The most compared residential developments to The Sentral Residences is Suasana Sentral Loft and Suasana Sentral Condominium, as these were the two most recently completed developments within KL Sentral, and were also some of the last developments that were permitted in this exclusive enclave.

Even though they are constantly being compared, the prices of Suasana Sentral Loft and Suasana Sentral Condominium are however considered to be quite affordable next to the rather bizarre pricing of The Sentral Residences.

The average selling price for Suasana Sentral Loft as of October 2015 was approximately RM998 psf, while the Suasana Sentral Condominium was at approximately RM995 psf. The former was completed in the year 2008 and the latter in 2002.

In a complete change of scenario, the price of units at The Sentral Residences were launched at an insane RM1,100 psf during its launch in 2012 which was extremely steep at that point of time, and was further boosted by 20% by late 2014 to approximately RM1,300 psf. Although already considered to be rather overpriced, the prices of The Sentral Residences are still expected to further increase upon its completion despite the already disproportionate figures.

So the question now is whether The Sentral Residences is a worthy buy or a lost cause because of its sky high prices. The answer is yes it is a worthy buy if you are an investor with good holding power, but no if you are looking for a permanent residence. What are the reasonings behind this rationale?

 

If you are an investor, not only is The Sentral Residences is an ideal abode for both short and long term expatriates which translates to excellent rental opportunities, it is also an ideal investment because of its central location within walking distance to the country’s hub of public transportation and numerous highways. The value of this property will always be on the rise because of these reasons, but it may not be a seller’s market for a few years from 2015 because of worsening market conditions; hence the need for holding power. Those who can afford to hold onto this property for a few more years will gain much from their investment.

 

On the other hand, buyers who are looking for a permanent residence in the market should only choose The Sentral Residences as a home if they truly love the hustle and bustle of city life and find it absolutely crucial to have the best of public transportation within walking distance of home. The reason behind this is that the majority of the buyers of The Sentral Residences are investors who are looking to rent out their units or hold it until they can reap a profit, hence the environment at The Sentral Residences is not likely to be very homey nor cozy.
