The Tropika is undertaken by Berjaya Golf Resort Bhd, a subsidiary of Berjaya Land, the pioneer developer in Bukit Jalil. This is the developer that’s constructed the area’s famous 18-hole Bukit Jalil Golf and Country Resort decades ago.

Berjaya Land’s other projects include Savanna that was built in 2008, followed by Covillea (2012), KM1 East and West (2014), as well as The Link 2 (2018). The firm’s first low-cost housing development, the 648-unit Residensi Lanai @ Bukit Jalil under the Rumawip scheme, is anticipated to be ready by November 2019.

Pros

What we like about The Tropika is that the development is sandwiched between two expansive green lungs – the 80-acre Bukit Jalil Recreation Park and the 165-acre Bukit Jalil Golf and Country Resort – which lets residents enjoy nature’s embrace right at their doorstep. Also, many studies have shown that living close to plants not only helps relieves stress, it can also help you live longer (must be all that fresh oxygen!). Another good thing is that Tropika features 68 facilities, including rarely seen ones like a fitness trail, rock climbing wall and boxing/MMA ring, as well as a vegetable patch-cum-urban farming garden.

Cons

This project has very few downsides, the first being the starting price of the residential units is higher than Berjaya Land’s nearby project The Link 2 Residences, as shown in the above table. While The Tropika’s price doesn’t fall within the affordable category, it is still reasonably priced when compared with other similarly freehold projects in the vicinity, such as The Park Sky Residence.

However, the biggest con is the proposed maintenance fee of RM0.42 per sq ft, which means those who bought the smallest unit will still need to pay around RM307 per month. This is somewhat on the high end, and some people fear that the maintenance fee could increase further, as the developer intends to appoint Henry Butcher to manage the freehold project. This property manager is known for charging a high amount, but has a reputation of doing their job well.

Summary

We believe The Tropika is a truly wonderful place to raise a family thanks to its multitude of facilities and serene location surrounded by lots of plant life. Often, developments close to nature are situated in remote locations, but not this one as it’s just next to a commercial hub with easy access to the rest of the state. It’s also just a short drive to the popular shopping mall Pavilion Bukit Jalil.

Buying a home here, be it for investment or own occupation, is a wise move, considering that this freehold development is located on one the few remaining developable land parcels in Bukit Jalil, except for the recreation park and golf course, which the authorities are unlikely to allow for development.

Assuming you take out a RM460,640 loan (80% LTV) with an interest rate of 4.6% that is payable in 30 years to purchase a RM575,800 unit at The Tropika, your monthly debt instalments works out to about RM2,361. Following experts’ advice that your monthly expenses on housing should not exceed 30% of your salary, you need an income of at least RM7,870 per month to be able to afford a unit in this freehold project.
