From what I discovered, Twinz Residence is a truly low-density development. The land is owned by YGS Development Sdn Bhd and inspite of the Managing Director being a former Contractor for over ten years and was in charge of developments such as Rimba Hills, Sunway, has started off in a grand way with Twinz Residences.

Very Low Density – only 6/7 units per floor (both towers) with 3 lifts. The total built up land area is 2.18 acres and all the facilities are situated on level four for Tower A and for Tower B – which is currently open for sale (Tower A will be opened soon) it will be at level 7 because of the six levels of parking.

The photos below clearly show that the two towers, 20 storeys in height “slope” down to the Sungai Klang or rather the Klang River right in front of Tower B. The Grand Main Entrance to the development is in front of Tower A.

The only showroom unit available at their Sales Gallery is the Type C unit which is selling around RM625, 000 – 10% rebate for Bumis and 7% for Non-Bumis. I was also told that the developer is not keen to sell this development to foreigners, so its exclusively sold only to Malaysians. So I wouldn’t know whether this would also apply for Rental rates?.

As for the possible Rental Rates, I was also told it would be anything between RM1,500 to around RM2,200 monthly, of course depending on the unit rented and whether its furnished or not.

Do remember that all the units come unfurnished except for Type C, C1 and D where the Developer is offering a RM13,000 voucher for every owner to purchse their own choice of kitchen wares like cookers, cooking hood, sinks etc exclusively from “Signature Kitchen” in which they are “partnering” with. It’s a package deal you should not waste. A rare offering by any developer.

As for the overall feeling I got from seeing this showroom unit, I was impressed by the great layout, aesthetic ease with everything within easy reach without having to walk too far and the balcony was particularly cosy especially if you purchase a couple of easy chairs and a small table, just to sit out your evenings or morning overlooking the swimming pool and facilities podium. In this unit, you get to view the morning sun and that can be a beautiful sight to behold!.

Feng Shui

Apparently some say that Twinz Residents can choose the selection of any of the of 6/7 units, facing South-West and also its good Feng Shui to face the upcoming development by a Japanese developer who is building The Ohaku, which will be built right by the side of Twinz Residences. Its for those who strongly believe in this, so I thought it would be good to mention just in case.

Puchong is under the jurisdiction of two local authorities, that is the Subang Jaya Municipal Council in the northern part of Puchong and the Sepang Municipal Council in the southern part of Puchong.

 

Commerce

Puchong has both local and foreign banks.

There is a wet market called Puteri Mart at Bandar Puteri beside the MBA Stadium and the Town Park where residents can shop for their groceries. Residents of Puchong can also do their shopping in Tesco, IOI Mall (which has a multiplex and bowling alley), Giant, Jusco, Puchong Parade and Puchong Plaza shopping malls. Bank of China (M) Bhd opened its 6th branch in Malaysia at Tower 2, PFCC, Bandar Puteri Puchong in 2012.

IOI Boulevard is one of the business centres located here with retail and office units.

A similar project by SP Setia called SetiaWalk Puchong has been partially completed, and though it look quiet from outside, but when you park in the basement which is the only way to access the shops in the center of the building apart from walking, there are many shops open inside. Block C of the building has not been completed yet. Block E of SetiaWalk (also known as SetiaWalk Mall) has a gym (Celebrity Fitness), a game station (Escape Room), a TGV cinema and a multiplex which houses a Subway outlet.

 

Recreation

Michael’s Badminton Academy, a privately owned 32-badminton court located in Bandar Puteri Puchong, is Malaysia’s biggest badminton stadium. This stadium is owned by Michael, an old but still energetic man. However, in the month of January 2015, it was demolished but for unknown reasons. Rumours have it that it was bought by IOI and a new building is going to be built.

Rakan Muda Sports Complex is a sport centre which also serves the residents of Puchong with many kinds of sports including futsal and badminton. Ayer Hitam Forest Reserve is the remaining green lung in Puchong, it is a popular trekking spot for many active residents to enjoy nature. There are still many mining ponds around Puchong where locals engage in water sports and fishing.
