Zeta Residence is the last of the One South developments, and is to be the most premium one because of it. Zeta Residence is designed to be the epitome of luxury living with only a very limited 104 units which are being designed to be bungalows in the sky. Every single one of the units will have its own private lift lobby which can be accessed by no one else, and every single one of the units will be a corner unit which will afford its residents a maximum amount of natural lighting and air.

Because of the zero contact with neighbour design, Zeta Residence is also unusual in the sense that the condominium allows pets into its building. This is in fact stated in the SPA form. As such, this factor makes Zeta Residence an absolute win for animal lovers. Every unit comes with a minimum of three bedrooms and two bathrooms, making it the ideal home for a family.

With its extremely low density, it is expected that the maintenance fees will be very high. It was however declared to be only RM0.35 psf, and the first year’s maintenance fees will be waived. Every unit will enjoy two free parking lots. No additional parking lots can be bought from the developer, and residents who wish for an additional lot will have to speak to the management in future if they are in need of an additional lot.
Unlike its counterpart Cube @ One South which is to be a SoHo development that is targeted towards bachelors, Zeta Residence @ One South was designed for families. Hence while Cube @ One South came with options to purchase a fully furnished unit, Zeta Residence does not come with such a package and only selected furnishings are provided.

The furnishings that are provided are however of high quality, and are on par with Zeta Residence’s reputation. Every bedroom will come equipped with an air-conditioner, as well as the living rooms. The bathrooms will be beautifully furnished with the full vanity set of countertop, mirror and basin, while the shower portion will be segregated with a glass partition and door. Rain and wall showers will be provided in every unit, both of which will be connected to the built-in hot water system. The bathrooms will also be fitted with tower hangers.

In lieu of added security, all units at Zeta Residence comes with a visual intercom handset. Tenants will hence be able to screen their visitors when the visitors are at the guardhouse itself in future to ensure no imposters. The units themselves come with a digital lockset for the main entrance for added security.
With these beautiful and practical designs ensuring safety and a laidback lifestyle, Zeta Residence’s splendour is completed with a complete galore of facilities for its residents located at various floors of the tower to complete the sense of luxury. As with the excellent design for every other aspect, the facilities are also beautifully planned.
Located on Level 7 of the tower are the more mundane facilities such as the meeting rooms, multipurpose hall, mini market and launderette. Located much higher on Level 23 are the facilities that take advantage of Zeta Residence’s height in the sky. Located on this floor are the swimming pools, barbecue area and putting green, while located on Level 25 is the meditation garden and pavilion. On Level 26, the highest floor for the facilities, is the viewing deck and rest area where residents can enjoy panoramic views of the Kuala Lumpur city skyline.

These homes are ideally sized between 1,055 sf and 1,184 sf for the typical units, while the largest of the homes at Zeta Residence is naturally the penthouse, at a whopping 4,279 sf.
Although the main intention of Zeta Residence is to be a family abode, it has struck the fancy of many investors who see the potential in this development. It is estimated that there will a high demand for homes in this area, as there are many foreigners in the area. It is speculated that these homes can either be rented out to groups of students who study in the nearby universities, or more likely to families of those that work in the nearby Technology Park Malaysia (TPM).
Location
Zeta Residence is an admirably centrally located condominium which is located just off the Kuala Lumpur-Seremban Highway. It is easily spotted from the highway heading south with the distinctive red cube sticking out its front. The first landmarks that visitors will see when approaching the development is Nouvelle Hotel located on the left of the highway. Immediately thereafter will be a Petron petrol station with a McDonald’s franchise within the station itself.
Visitors will need to keep the left immediately after, taking the next exit. Instead of turning left immediately to Seri Kembangan, visitors will need to head to the next turn off instead which upon turning in they will immediately be greeted by Street Mall @ One South. Caution is advised to take the correct turn-off, for if you continue straight, you will immediately find yourself back on the highway headed towards the toll booths. Zeta Residence @ One South is fortunately hard to miss, with its iconic architecture.
Aside from enjoying direct access to the Kuala Lumpur-Seremban Highway, residents will also have easy connectivity to the BESRAYA Highway which connects the Universiti Putra Malaysia (UPM) Interchange to the Middle Ring Road 2 (MRR2) Interchange. From here there is a direct link to the Shah Alam Expressway (KESAS), while the Sungai Besi-Puchong Highway is also only minutes away from home.
All these highways however requires payment which can be quite hefty sum on the pocket in the long run, hence upon familiarising themselves with the area, residents will find that they are able to navigate themselves to the city without paying any tolls at all. The slack part of this would however be the traffic congestion during peak hours.
Zeta Residence @ One South shares the same parcel of land with its sibling development of Cube @ One South from where it derives its iconic red cube from. Although they are built on top of the same fourteen retail lots, everything is separated including their facilities and parking lots.
Residents of Zeta Residence can choose to obtain their goods from any of the fourteen retail outlets that are located below their homes or from the Street Mall located within the development. As these shops are being sold to buyers instead of being held by the developer to be leased out, there will be no control over the tenants of the shops. As a result, residents may need to drive out in order to find a more comprehensive range of goods.
There are fortunately many shops located in the vicinity just a short drive out which provide a range of everything from ‘makan’ shops to convenience marts such as KK Mart and Speedmart 99. Whilst driving through the internal roads, residents will also find that there are many commercial hubs in the area with many car workshops, clinics and even a hotel.
There are even a number of banks in the vicinity with Maybank located only 10 minutes away, Bank Nasional at approximately the same distance and CIMB at 20 minutes away. For an even more comprehensive range of amenities, the Puchong town centre is less than 15 minutes away in clear traffic where there is the IOI Mall and many good restaurants specialising in local cuisine, a Tesco hypermarket, and many branches of local banks.
Connectivity is in fact a key selling point for Zeta Residence, as Technology Park Malaysia (TPM) is only 10 minutes away, Astro at 15 minutes and Sri Petaling at 20 minutes on one end, while on the other end is Putrajaya which is only 20 minutes away. Within the area itself are several universities with the closest being University Putra Malaysia (UPM) and TPM College, while the International Medical University is only slightly further. Just minutes away from Zeta Residence is also the upcoming John Hopkins University.
For the closet shopaholic, the closest shopping mall to home is The Mines shopping mall which is less than 10 minutes away. Amongst some of the other closest shopping malls to Zeta Residence is iOi City Mall in Putrajaya which is only 20 minutes away. In clear traffic the Sunway Pyramid Shopping Centre is also only 20 minutes away and coming up in Bukit Jalil just minutes from home is the Pavilion 2.
In fact coming up in the area are many other highly anticipated projects. The confirmed LRT 3 line will be built directly across from One South and will be a leisurely stroll away. From here residents are directly connected to KL Sentral the hub of public transportation in the city. The High Speed Rail (HSR) which will connect Malaysia directly to Singapore will also be a short distance from home reachable via the LRT 3 line.
Analysis
Price Analysis
With Hua Yang Berhad touting themselves to be a developer of affordable homes, there is the question of whether Zeta Residence @ One South is a fairly priced development.
The closest to Zeta Residence that can be found outside the One South development is City of Green, a project located almost next to TPM itself. The 1,000 sf sized unit at City of Green was priced between RM577,500 and RM591,500, placing it at an average of RM584.5 psf. Zeta Residence which was launched slightly later is priced at approximately RM578 psf. This comparison shows that Zeta Residence is a reasonably priced development.
Aside from that, when compared against its past projects, the price increment with every new phase launched at One South is also reasonable. The earlier phase of Greenz @ One South was launched at a minimum selling price of RM520,000 at an average of RM504 psf for 1,031 sf. With Zeta Residence being priced at approximately RM578 psf, the price difference between the older and newer phase is minimal and reasonable.

Concluding Zeta Residence @ One South
Upon exploring the area and researching the past projects of One South, it is safely concluded that Zeta Residence @ One South is a safe buy. Not only does the developer have a solid track record of building and delivering their homes on time, but One South is also an ideally located home especially for those who work in the outskirts or travel frequently on the North-South Highway.
While traffic may be a perpetual nightmare in this area during peak hours, it is an indication of the prosperity of the area and prices of One South are expected to increase significantly in the coming years especially after the completion of Pavilion 2. Zeta Residence in the meantime will not only serve as a safe investment but as a fantastic home with its low very density and excellent planning.
