After viewing a hse for sale, I asked the agent for documentary proof that the hse was legitimate, but the agent declined to provide any docs without getting a deposit of 10%. Pls advise what type of docs should I sight before putting down a deposit to show my sincere intentions to purchase the property. Also pls advise how I can ensure that houses on subsale are free from legal problems, as I don't want to pay a deposit on a house which I intend to buy , only to find out that the sale cannot go thru.

You can request to sight the SPA, original paid: TNB, water bills, and assessment receipt. You also can search the background of the agent and agency before you pay the earnest deposit Read More

Ok that's good advice, thanks very much. Since it's a preliminary action, n only to check that the property is legit, I can save money by doing this without employing the services of a lawyer, I realize though that once I ve decided to purchase the hse I will need a lawyer for the more complex legal steps.
