Can i cancel the subsale house purchase?
I dont mind to loose the deposit money. I've already sign the s&p for 1 year ago but still there a pending document from house lawyer & the house application already expired by the bank. Bank told me they will submit new application once all document is done. Bdw the house is under liquidator

Yes you may terminate the Sale & Purchase Agreement. However, you need to check and verify whether the Sale & Purchase Agreement has already lapsed after 1 year and what is the forfeiture amount or compensation stated in the Sale & Purchase Agreement before you do so. If the Sale & Purchase Agreement is a conditional purchase whereby the Seller (Liquidator) is suppose to provide certain documents and undertake certain matters and failed to do so within a set time frame as stated as stated in the Sale & Purchase Agreement then you as the buyer should not be faulted and your deposit should be refunded in full to you. You should consult your lawyer whom you paid to draft the Sale & Purchase Agreement to advise you and protect your interest therein.
