If you already paid the earnest deposit and signed the confirmation letter/ letter of offer/ offer to purchase, if you cancel the deal, your earnest deposit usually will be forfeit( this is the normal practice and stated in the term and condition). unless the T&C stated you can cancel because of some other reason.
This is very depending of the content of the contract you sign or the property is new development project ? already issued APDL? all this can change your situation, you need to find out the situation only can give you the answer.
