Can you please tell me the process of buying a home in Malaysia? Specifically from the legal side? How many agents in one single real estate transaction? Is there a seller agent and buyer agent separately? Does buyer need to pay commission? Thanks.

Hi Mr/Miss, how r U? i am KOH from Brownland Properties.Is a real estate negotiator with mortgage banker background. The process of buying a property is all standard, even ilustrtion maybe sometimes a bit different but won't be much. Anyway, if u r buyer, and u knew the owner very well, of course u can straight away ask the original sale and purchase agreement and land title from owner, then appoint a lawyer to draft SPA to proceed Momerandum of Transfer while u get the mortgage loan approval. But most of the times, u have to look for ur property maybe online. And most of time, when u search ur preference property online, all is posted by property agent. When the times u called agent, u already approach with agent to find property for u. Good day! There are cases whereby the Buyer covers the Agent's fees. However, most common scenario is the Seller paying to Agent's fees and the Buyer does not have to. There may be few agents involved, but bear in mind, you do not need to worry on their commission, you just have to get yourself signed on the price you're looking for..the rest is in between the agencies, Seller and lawyers.
