Good morning.

I am reading your article in the Property Guru with the subject title "Tenant Rights in Malaysia......". I am encountered a problem that need your expertise to consult.

The story as follows:
1) My son will be going to rent a room for his studying in Kuala Lumpur.
2) Room rental is inclusive of electricity and water except usage of air-conditioner inside the room.
3) The air-conditioner charge RM0.80 per KWh with a separately TNB meter.

My question is:
1) Did Owner have to right or legally to charge higher electricity tariff rate at RM0.80 per KWh which is very much higher compared with legal TNB tariff rates.
