Would like to ask below as i am looking for subsale house:-
Non Bumi lot : 1st buyer buy direct from developer
Bumi Lot : 2nd buyer is bumi & purchase from 1st buyer

Currently 2nd buyer want to sell this house, would like to know this is consider Bumi or non Bumi lot? According to the property agent , the Geran is under Non bumi lot. If i am not Bumi, i can purchase direct without any problem as it is non bumi Lot. Is that true?

Firstly, you need to understand how to read a land title and its contents. A "Geran" title is a document issued by the Land Office (Pejabat Tanah Dan Galian) for a freehold plot of land (the house is situated on the land).

If you would like to understand if the land can only be transferred to a bumiputera, you will need to take a close look at the "Restrictions In Interest (Sekatan-Sekatan Kepentingan)" situated at the bottom of the first page of the title document. If the document states the following "Tanah ini tidak boleh dipindahmilik atau dipajak kecuali dengan kebenaran Pihak Berkuasa Negeri. Sekatan kepentingan ini dikecualikan kepada orang melayu", that means the land cannot be transferred without approval from the state authority, but Malays are exempted from this provision.

Secondly, assuming that both properties do not have this restriction in interest, you can purchase either property. However, you should consider other factors such as the age of the building, the neighbourhood, and accessibility before going ahead with your transaction.
