With due respect I do not totally agree with the above reply from PropertyGuru.
Usually the percentage of agent fees are pre-agreed with the owner who is selling his/her property irrespective of the eventual transacted price. All prices are negotiable subject to willing buyer and willing seller depending on the market condition prevailing and the specific needs of the owner selling. The agent's fee are usually up to 3% of the eventual transacted price which have been negotiated in accordance with our professional governing body (www.lppeh.gov.my). In short, it is common that property owners engages and pays for the services of the real estate agency firm.
If a buyer responded to an advertisement whether it is in the print media, property portal or social media, they are need required to pay any agency fee for those properties advertised by the real estate agency as the agency are already retained by the owner selling and the fee is paid by the owner selling. However, the buyer may also engage the services of the real estate agency and pay the same prescribed fee by our governing board to research and hunt for a particular type of property meeting the buyers criteria if the buyer chooses to do so; usually a unique type of property off the market which are difficult to get. All appointments must be in writing and the terms of job scope and fees to be pre-agreed before the services are provided and transaction concluded.
