Hi. 1)A piece of durian land is bundled with the memorandum of lease. If the testator dies, how to transfer the land to the beneficiary. I wish to know the steps in detail .
Is it easier to transfer to the name of the beneficiary compared with a caveat on a piece of land which is more complicated and requires a court order?

3) Is it possible for the testator’s executor to remove the lease memorandum, instead of requiring the lessee to remove it?
