Hi all, I have a question. I was planning to purchase a freehold landed property at kajang. I've paid 3% earnest deposit to the agency and once I've signed the SPA which is stamped. I've paid the lawyer the 7%. After 2-3 days the agent and lawyer told me that the vendor owes the bank RM200k in credit card debt. His housing loan was in UOB bank while his credit card devt is in citibank but unfortunately UOB acquired citibank. So now UOB bank is demanding the vendor to settle his credit card debt first only can sell but the owner don't have the money. So I cannot buy the property. Then I demanded my deposit from the agency but they refused saying that the SPA was signed and their job is done. They say it's legal that the money is their commission. Can anyone help me on this? There's a lot more shady things from the agency. But I won't go into details at here first. I just want to ask whether this is true or not.
