Hi, I am a Malaysian(SG PR) working as a developer in Singapore who is looking to buy properties for investment purpose. This will be my first property purchase in Malaysia and frankly speaking, I may not be well-verse in Malaysia real estate scene. I have a few questions which I hope any kind souls would assist:
(i) Are there still such things as 0% down payment, Free SPA/MOT for new launches these days by reputable developer?
(ii) I am looking at properties with projected high rental yields in Selangor / KL, my budget is RM 700,000. However, if I can get 2 properties with such price, it will be fantastic.
(iii) Will I have issue proving my credit history to the bank since I do not have any credit card in Malaysia.

If there are any agents who can advise me on the above, I would be most grateful.

Hi sir, if you are still Malaysian citizen (holding Malaysia Identity card), you are still able to buy property below RM1mil. 1. there are still new projects in town offering this package. 2. I will propose to you a new project in Mont Kiara, completion year 2022. OR you can consider to increase your budget to get a prominent city centre, will recommend you another project at Jalan Tun Razak KLCC area, which is surrounded by embassies and corporate offices 3. But most of the time MOT are absorb by purchaser. Think this way, a good project is will not give you so many rebates, because it well sell by itself. At the most, they will propose an easy ownership scheme. Ii) I Am Looking At Properties With Projected High Rental Yields In Selangor / KL, My Budget Is RM 700,000. However, If I Can Get 2 Properties With Such Price, It Will Be Fantastic. Yes, there are one property in Desa Sri Hartamas with high rental yield return of 5.8% (Iii) Will I Have Issue Proving My Credit History To The Bank Since I Do Not Have Any Credit Card In Malaysia. No issue, if you have any loan in hand that can be assist you in getting your loan as well. Sometimes, you have a very clean CCRIS, may not be the bank favourite. However, some bank accepted it.
