Hi. I hope someone can guide me on this. I want to purchase a property but currently it is tenanted. The contract between the tenant and the current owner will end of this year. For me, purchasing this unit is good for me as I don't have to find new tenant if i purchase it now. The question is, how the tenancy contract transferred to me? Should it mentioned in the SNP? Do the owner need to hand the contract to me upon signing SPA?

Dear Mr Zakri,
You can proceed to buy property with tenant. Once the key is in your hand, Old contract tenant with previous owner automatically invalid. Please meet current tenant and revise your tenant contract book and advisable to prepare a new contract with stamping (your name in the contract book as an owner) either with existing tenant or new one.
