Hi,

I'm a first time buyer with an income of RM6,000 per month. I'm actually looking to buy my first home but unsure of where to start. With this kind of income, what would the normal budget be? Also any recommendations around Selangor, preferably around PJ area? At the moment the only commitment that I have is medical/life insurance.

Hello. Based on your gross income and low commitment given, you could possibly purchase a property up to RM800k. Your loan margin can be anything from 80 to 85% depending on your age and your creditworthiness. However, you must be vary of the downpayment required from your own savings or EPF to cover the remaining 15% to 20% of the purchase price. There are also the stamp duty and lawyer's fee, bank loan valuation fee etc that may come up to RM40,000 to pay. In view of the above, the lower the amount you borrow, the lesser will be the amount of your downpayment and the fees incurred.
