Hi, I'm a singaporean who is engaged to a Malaysian and I'm keen on investing in a property in malaysia. I'm drawing roughly SGD 10k basic salary and my spouse drawing SGD 6k. I'm wondering what is the maximum bank loan we can take to purchase a property in malaysia. Also, how much is the down payment I will need to pay upfront and where is a good place to invest in. My spouse is from ipoh and working in singapore at the moment. Thank you very much

Hi Low, In order to purchase a property one needs to pay up a 10% off a certain property and on top of that, a sum amount of the legal fees plus stamping fee, please note that stamping fee varies from one state to another. Question, investment in Malaysia may not be of good yield of late especially in the area of Klang Valley, at the same time, one should also consider who to manage the property. Personally, I find that there are overseas Owners who own property but do not take care of the property, and for the fact that they are not often here. Hi Low, if you are buying as a Singaporean, for property in Penang, high rise, you can only buy minimum RM1mil and above and landed is RM3mil and above. But since your spouse is a Malaysian, it will be wiser to buy under her name, then, she would not be subject to any of the above criteria. she can buy any property in Malaysia. For a Malaysian buyer, Residential loan for the first two unit, can get up to 90% loan subject to your income capacity. As for 3rd housing loan onward, the loan quantum will be reduced to 70%. Can always invest in Island with great surrounding amenities eg Waterfront project or if you prefer to be near beaches, can invest in Tg Tokong or Tg Bungah, depending on the budget you have for the purchase.
