Hi, I'm tenant and currently renting a property without signing any tenancy agreement. Is this a correct procedure?

What i heard from the owner of the property, he said if rent a room there is no need to sign any agreement. only rent a whole house needed sign agreement.

any expert out there, please advice.

Not necessary he is right, you need to know if this person is the rightful ownership of that property, in any case, you don't even know he is just subletting his or her place under someone else name. Secondly, did this person actually ask for some sort of deposits from you? If yes, then all this contract should be stated down.
