Hi, my husband and I are Malaysian but been working and living in Singapore. Recently I just converted to become Singaporean and my husband still remain as Malaysia. I have some queries regarding investing property in Malaysia.

1) Since I have become Singaporean and my husband still as a Malaysian, if we joint name to buy a residential property, still subject to the limit? 1m for KL and 2m for Selangor?

2) currently we still have a commercial shop in Perak, rented out, that was before I converted to Singaporean. What will happen to my commercial property? Do I need to sell? or still can keep it but when I need to sell in future will it be very troublesome?

Hello, 1. If you are a Singaporean now and jointly purchase a property with your Malaysian husband, the pruchase will be deemed as a foreigner purchase and have to follow the respective state guidelines. In KL a foreigner can buy both houses and condominiums above RM1 million. In Selangor, a foreigner can only purchase strata type of residential properties generally above RM2 million depending on the zone. 2. If you plan to sell your shop in Perak, you will need to make a statutory declaration to state that you are the same person as mentioned in the title deed when you were a Malaysian. There is no rule to compel you to sell the property when you become a foreigner until you decide to sell it.
