My partner is Malaysian (however has PR in the UK) I am a French national.
We are looking to buy and either have just his name or both on the mortgage depending on what works best i.e. what we can get more for our money.
We are looking for a 3bed/2bath Condo - freehold is preferred and are planning to buy and then rent as an investment. So I have a few questions:
1) What are the best options for us to buy? We are open to him being the "lead" buyer as he is Malaysian
2) What areas are up and coming that are good to invest in for it to be the profitable to rent

well as you know the property market at the moment is not so good. if you want to invest for investment well i would like to advised that you have to look careful for the location as there are more supply than the demand, as you are aware the govt of malaysia has just been change so this might rise up as the investor has more confident with new government, nevertheless i would advise you to invest at the the expatriate area where there is lot of international school . there is very high chance of your property to be rent out.also it your market the chance of you to negotiate is greater as the supply is more than demand. well let me know if you need any of my help .it would my pleasure to guide you. regards kamaljit Read More

Good to know that you are keen to invest in a property in Malaysia. Kuala Lumpur seems to be the location popular for property investment because of the higher population of expatriates and professional Malaysians looking to rent homes there.
1. If you purchase the property under joint names, then it is deemed as a foreigner purchasing the property. Foreigners are only allowed to purchase a property priced more than RM1 million. If you are just using your Malaysian partner to purchase then the above guideline does not apply. Mortgage is a separate matter altogether as you may have both names to borrow from the bank even if the property is purchased under your Malaysian partners name only. Mortgage will depend on the creditworthiness of the borrowers and the sum borrowed.
2. Some investors prefer proven and established properties where there is an existing tenancy tied up with the sale. Others may like to speculate on new projects for speculative capital gains but the rentals will also be speculative too. New projects may also take sometime to established itself and get rented out. Furthermore you will need the extra budget to furnished the property before renting it out.
2. The expatriates tend to pay better and higher rentals than Malaysians due to affordability and also Malaysians tend to purchase their own homes if the rentals are above a certain threshold. So investing in areas that a highly populated by expatriates are advisable such as Bangsar, Mont Kiara and KLCC areas where international schools and amenities suited for expatriates are easily available . Alternatively you may consider the relatively cheaper localized areas in the suburb of Petaling Jaya. Some of these areas are still being developed with new projects amidst limited land.
