I am a prospective tenant to a rented property. But i've been told by the agent that we have to deposit 2 months rent + 1 month booking + 0.5 months utilities + 0.5 months stamping fee + 0.5 agent fees.
Im fine with the 2+1+0.5 as its the same for my 2 previous rented apartment arrangement. But my question is on the stamping fees and agent fees. As I thought agent fees are borne by the owner. The agent also said its company policy for agent fees. Can i confirm this is legit or they just trying to push their luck

If you respond to an advertisement by an agent, the advertised property owner would have usually contracted and pay the full agent's fee. The agency is not allowed to collect from both parties of the same transaction. The tenant pays the agency fee only if the tenant engages the services of the agent to find them a property and agreed on the fee before hand. the stamping fee is based on a scale in the stamp duty Act. Agency usually charges an administrative charge for preparing and stamping the tenancy agreement as agents are not allowed to charged any legal fee. Read More
