i am a Singaporean exploring to buy a condominium in Johor Bahru (JB) near to the Singapore-Johor causeway checkpoint. I have come across developer sales for The Marina View, Azea Residences, etc which are located at JB. I have these questions:
1. What is the different between a place located in the Iskandar region vs one that is not? For e.g. The Marina View is located in the Iskandar region vs the Azea Residences is not.
2. The above 2 projects are selling for RM600 psf and above, browsing HomeGuru.com suggests the asking price is pricey as some resale condo are asking for RM300-RM400psf or below. Next the asking rental for a 1600 sqft condo is around RM2500 - RM3000 per month. What is your opinion of the pricing of the 2 new projects?
3. What is the amount of legal fee, stamp duty, and list of other costs, a property purchase would involve in JB?
4. Any recommendation in terms of buying brand new vs resales house in JB?
