I am buying sub sale apartment. I was told it is 1350 sqft when I made offer but when it came to SPA the strata showed 1300 sqft which is just the actual unit sqft. The agent tells me I should include the aircon unit area of 100sqft which brings "total" to 1400 sqft although the SPA will only show 1300. What is the market standard ? The previous owner SPA also showed 1300sqft ; the 1350 sqft number was based on a valuation report he obtained when he purchased it 5 years ago.

The strata title will be the size to base upon or the SPA if the strata title is not issued yet. The size mentioned in the SPA are provisional sizes pending the final strata title to be issued. In some SPAs if the sizes eventually varies too much eg above 5% the developer or the purchaser will pay additional amount to either party base on an ascertained price per sq ft the increase or shortfall in size.
