I am looking to buy a condo property in KL for own stay.
It is a residential property with freehold strata title. However, it will be built on a commercial title land.
Below the residential condo, there will be shopping mall.
Thus, will like to ask if can be convert to residential title instead of commercial?

This is because I am worried about the assessment fee and the quite rent fee between commercial title and residential title. Same goes to the water and electricity tariff.

If want to convert, should it be converted by developer? or should be done by purchasers later?

Hi Edward, - Building with free hold and strata title that you still able to find in a lot of places, so no worries on this. - If it was build on a commercial land with shop, it surely with commercial title. It is not possible to change single strata title to residential title, and it is also not wise as commercial title is more worthy compared to residential in price. -TNB normally can convert, TNB need to carvev out the commercial part from the resi part. (You can apply by yourself or by the Joint management body of the condo) -Water, Is base on the Condo management body, doesnt matter it is commercial or residential. - Assessment.
