I am looking to engage an agent as a homebuyer. I am willing to pay a fee/commission in return for the agent researching and recommending properties to me, setting up visits, and representing my interest as opposed to the seller.

Up to now, I have been working with the listing agents however it is frustrating when they can only recommend the properties they have access to, which I find limited. I am looking for a landed property on with very specific features and design. I want an agent to research all the projects in KL that might fit my specific criteria and not just recommend what they are familiar with, or have access to. So I would in fact paying for their time doing the research more than anything.

My questions are:
1) How do I select such an agent? I'm not exactly looking for an area specialist because right now I want to keep my options open and not focus on one specific area just yet.

2) How should I pay such an agent? Fixed fee, minimum fee and/or commission? If it's a commission, will this be taken from the 3% of the listing/seller's agent(i.e. do they share?), or will I have to pay a separate commission to my buyer's agent?

1) Called agency to advice 2) the method of fixed fees, minimum fees or comms is depend how your workload, can discuss with your agent. As i know, normally they won't share from the listing agent. If you willing to pay the separate comms to your agent, they will more focus on your case :) Read More

Understand your requirement would be very vague if you not going to narrow down what you really wanted. First of all, the old rules, location. Without that, i doubt agents would want to perform such research for you, even if you pay them. I'm myself is a proeprty agent. My advice is, try narrow down what you want, your budget etc. Read More
