Investing in Malaysia

I am planning to invest rm10 million in a few commercial areas in KL and Selangor. I need advise on the location where it can fetch higher rental to cover 50% of my loan. I have googled around and met up with so many agents but so far the rental quoted is quite low or the location is not strategic. please pm me if you can offer any help. thank from kevin
