I have a question. We are non-Malaysian.

We will move into Kotakinabalu this summer for my son's school purpose.

We will have visa, but currently don't have a visa yet. Do I need to have a visa to rent a condominium in Kotakinabalu, Malaysia or we just need a passport?
Kindly let me know the requirement.
