To begin with, you need to hire a licensed and registered real estate agency and deal with a registered real estate agent (EXXXX) or a registered real estate negotiator (REN No.XXXXX). You may check their status and their disciplinary records in the governing board's website www.lppeh.gov.my
The services provided by the real estate agent or negotiator are advising on the current market pricing trends, promote and advertise the property, screen and review buyers enquiries, conduct joint viewings with buyers, share the benefits of buying the property, negotiate terms and price, issue a letter of offer and collect earnest deposit to be placed in a client's account under the licensed agency.
The owner will then hire a professional lawyer to draft or vet through the Sale & Purchase Agreement drafted by the buyer's lawyer.
The real estate agent shall monitor the progress of the transaction by coordinating with the lawyers, whenever necessary until the completion of the transaction after which to coordinate the handover of keys. The real estate agent may assist both seller and buyer to transfer and register the new ownership details for assessment notices, IWK sewerage and opening and closing of water & electricity accounts.
