A Seller or a Buyer can engage the services of an agent and agree on the fees to pay the agent. The fees are usually up to 3% of the price and is negotiable. If you are responding to an agent's advertisement of a particular property then the agent is deemed to have been engaged by the Seller and therefore the Buyer is not required to pay an agency fee. However, if the Buyer engaged an agent to find a particular type of property at a certain pricing which is usually difficult to get then the agent may request for an agency fee to do so. The rule is that the agent shall not collect fees from both Seller and Buyer to avoid conflict of interest and all fees must be agreed ahead between clients and agents before the transaction takes place.
