If you are not a formal Real Estate Negotiator(REN), vendor(Seller) may just give you some appreciation (Ang Pao) as thank you for your effort. And sometime some vendor escape for it. No obligation from vendor to give you commission. Unless you are a formal REN, then we can have formal appointment letter for vendor to sign, and issue Tax invoice to vendor asking for our commission.
