Hi there, early termination mean by terminated the T&A before the tenure end or not informing you in advance for not continuing to rent after tenure end? 1. If it is an early termination of the contract before the tenure end, you may refer back to your T&A, if your T&A is a standard format, it should be stated there as landlord can forfeited the security deposit if the tenant didn't fulfil the contract period, but it is optional whether you want to do it or not. For utilities deposit in my opinion you may refund to the tenant only after you had clarified there isn't any outstanding for SAJ and TNB. 2. If tenant didn't give you advance notice on not continuing the contract after expired, I think you shouldn't forfeit tenant's deposit.
