If there is agriculture land in residential zone, is it possible to convert it to residential? What is process of conversion? Who has to pay the fee, buyer or seller?
Once converted what are the terms and condition?

We have agricultural lands for sale in Selangor and Seberang Prai. One is certain for convertibility to residential use. The other is open to possibility depending on the policy of the relevant state land office. The practice is that the conversion fee will be borne by the buyer. Generally once conversion is permitted, the land is only permissible for residential development. Floor plans and such will require approval by the relevant local council.
