    Yes, real estate agencies are not allowed to charge any fee to draft tenancy agreements just like lawyers and that services should be left to lawyers to do. Real estate services are confined to providing comparative market analysis, getting suitable tenants or purchasers, negotiate the agreed rental or pricing and terms, and rental reviews, renegotiate rentals and terms for renewal of tenancies on behalf of the clients, if required and contracted.     For clarity, the owner may choose not to engage the services of the same agent or any other agents to negotiate for the renewal of the tenancy with the existing tenant and do the documentation for renewal. There will be no agency fee required to be paid under such situation.
    The owner is required to pay the agent an agreed fee only if the agent's services to renew the tenancy are required and contracted by the owner. There is no by-laws that agents are automatically paid a fee of 0.5 month rental for renewal of the tenancy agreement. The fee and services are binded by law of contract between the Owner and the agency who provide the services.

    According the many websites or even I-Property, the landlord is responsible to prepare the contract with the assistance of a lawyer, therefore, how are you charging a "fee"? what is the role of a property agent in here? Professional board meaning there should be an evidence to this fee, could you provide here?

    Just curiosity, it there any by-law that we the owner would have to pay the 0.5 fee? Cause the owner are aliasing with the tenant. There is no communications between the owner and the tenant.
