Im looking to buy a resale house, seller actually asked for deposit of 10% deposit of the property value and said it is refundable if my mortgage loan is not approved, is the statement reliable?

This is where Real Estate Negotiator come's in handy. Usually for booking it's 3.18%, after that we will enter Mortage Loan (usually the agreement will state 21 days after booking has been transfered and signed). If it's not approved, the booking of 3.18% will be refunded. But when it's approved, you will need to pay the balance of 7.82% to your represented lawyer hence completed the deposit of 10%.
