I've rented out a property with agent last 2 months ago. Signing and agreed for 2 years tenancy agreement.

And until last week, tenant decided that move out from my property in this month.

My question is am I have the right to pro-rate the Agens' 1 month commission fees?

Depends on what is stated in your appointment contract with the real estate agency. Normally the agent's service is done once he managed to contract a tenant to sign a tenancy agreement and pay all the deposits and advance rental. The agent has no control over the decision of the tenant after that. In the tenancy agreement, your remedy is to either take legal action on the tenant to fulfill the full term of the tenancy and forfeit the tenant's security deposit provided that the tenancy does not allow tenant to terminate the contract.
