May I know what happen to the developer if someone bought a unit of house and S & P agreement sign and stamped , can the developer breach the S & P by not finish the fittings and wall sockets and plugs . What will the buyer get from the developer if after 8yrs the developer only done up the fittings .
What type of compensation can a buyer get in return since the house was hand over incomplete and can not be stay ?
2) What happen if the house was tested structural crack and what type of compensation will the developer pay out ?

Dear Angecool,
The house buyer should count his/her blessings that the housing project is not abandoned.Having said that, the purpose of the Sale & Purchase Agreement is to protect the purchasers (unless they fail in their contractual obligations) and also lay out clearly the obligations and rights of both the developer and purchaser.There is also a schedule of specifications in the S&PA. If you are the aggrieved party, I would encourage you to seek legal advise as to your rights and remedy in the Sale & Purchase Agreement.Such rights and remedy should have been sought upon handover of the house and not 8 years later. I think there is a time barred of 6 years generally to initiate any legal action. Lessons learnt here are not to procrastinate and know your rights otherwise our society will not progress. Alternatively, you may bring up the matter to the Ministry of Housing & Local Government for advise and also to blacklist such developers.
