My tenancy agreement is signed for two years. It is the 1st year of the contract and the landlord wish to increase the rental and I disagreed. Now he wish to terminate saying that I had breach the agreement, which is late payment. My agreement has a clause mentioned "If at any time the rent or any part thereof (whether formally demanded or not) shall remain unpaid or unsatisfied for seven (7) days after becoming payable or if any of the Tenant’s covenant shall not be performed or observed" I have checked the payment date and late payment he mentioned was made between the 7days period after the payable date. In this case can the landlord use this reason to terminate the agreement?
