If you hired him to find a house for you to buy then you have to pay the agent. If you responded to an advertisement that the agent advertised then you don't have to pay the agent the fee as he is usually hired and paid by the owner. agent is not allowed to collect fees from both owner and buyer without the knowledge of both parties as there will be conflict as to who the agent represents.
