In the event that the office is vacant, it will probably take 2 to 3 months to rent it out subject to the whether the condition of the office premises is tenantable or not. The asking prices for Plaza 138 (near KLCC)offices are about RM800 to RM830psf. The asking prices for UOA 1 & 2 are close to RM1,000 psf or above. The new launches from developers eg. Menara Bangkok Bank are from RM1,200 per sq ft. The range of rentals for strata units offices near the KLCC area are from RM4.50 psf (older) to RM6.50 psf (newer but not tested). KL Sentral older units are about RM1,000 psf and the new units are RM1,200 psf. KL Sentral gets better rental rates of RM6.00 to RM7.00 psf than KLCC area. Again it is relative to purchase price. Most important is the sustainable rental yield. The supply of strata units in KLCC area are quite limited and scattered as opposed to KL Sentral offices are within. Please contact David at
