What limits are there on Individual Title homes in a planned development (gated neighborhood)?
I am looking into buying a terraced property with an individual title (not a strata title). I have plans to upgrade the house including the exterior with changes to doors (electronic locks), paint (color), roofing (solar panels), windows (tinting), etc. In many countries, there are Home Owners Associations that you must sign into when buying a property that greatly limit your ability to make changes to your house. Is there anything like that in Malaysia (KL specifically) for individual title properties? Many of the neighborhoods I'm looking into are "gated/guarded" even though they are individual title, so I feel like there is probably something governing the rules of the neighborhood, but I don't know what to ask about or look for.
I would like to find out if there are rules dictating what I can do with my property before I am to the point of signing papers, ideally I would like to find out before wasting my time looking at properties if possible. What should I ask real estate agents for to find out if there are limitations on what I can do with a property before seeing it?
