The developer and/or the sales agent thinks that the students of private universities are super rich to pay high rentals with their eyes closed. Secondly, they did not factor in the costs to fully furnished the unit. That is why they don't provide the Guaranteed Rental Return (GRR). Even if they guarantee the return, it will only be a short duration whereby the rental guarantee costs are already factored into the price. Some people have their GRR pre terminated by developers or a third party when the figures don't make sense.
