The best rentals are usually budgeted by expatriate executives and senior management staffs or the MNC companies they work for. Look for locations where they are a high number of such expatriates such as Bangsar, Mont Kiara, Damansara Heights & KLCC. Most of them prefer condominiums with 3 or 4 bedrooms of at least 1,500 sq ft and above. Some may prefer bungalows. The rental movement are quite stable but the yield is affected by the price of such properties which had increased substantially over the last 5 years. Alternatively, you may consider buying link houses or condominiums for students accommodation near established colleges and universities such as Subang Jaya and Bandar Sunway. Alternatively, the industrial and commercial properties usually gives a higher rental yield (5% & above) than residential properties (3% to 5%) except that the prices may not be affordable to many investors.
