Editor’s note: While we know that most of the locations in this list may be tourist spots, this article is also meant to showcase some fantastic investment opportunities, for those looking to appeal to tourists (i.e. short term rentals)!
1) KLCC
-
Number of searches: 40,000/month
Short for ‘Kuala Lumpur City Centre’, KLCC is not only one of the most iconic cities in Southeast Asia, but is also home to the world’s tallest twin towers – the Petronas Twin Towers.
The 40-hectare area was designed to be a mixed development, city-within-a-city. Many high-density commercial complexes and offices, upmarket hotels, stunning malls, as well as primarily luxury residential properties call this area home.
Getting around can be impossible challenging during rush hours, but the city is well-connected to a variety of public transport such as the KL Monorail, Kelana Jaya LRT line, and a bus hub for the RapidKL bus network.
As many of the KLCC properties are priced steeply, many people prefer to buy for the sake of investment: letting out to expats, and tourists in search of Airbnbs that are situated in the heart of all the action.

2) Batu Caves
-
Number of searches: 28,000/month
Any mention of this name, and people would immediately get a visual image of one of the most popular Hindu shrines located at the top of a long, steep flight of (currently very colourful) stairs.
But, it’s so much more than that! What began as a slow development around 1970 with only a few housing schemes, has now flourished into one of THE hotspots for potential homebuyers.
With mostly terraced housing, low-rise apartments, and much newer condominium buildings, Batu Caves has 3 main positive draws: the affordability, accessibility, and proximity to KL city centre.
Located roughly 15km away from downtown Kuala Lumpur, the area is served by the Duta-Ulu Klang (DUKE) Expressway, and the Middle Ring Road 2 (MRR2). On top of that, there’s the KTM Batu Caves station too.

3) Putrajaya
-
Number of searches: 24,000/month
Putrajaya has come a long way from its olden days as a rubber plantation; as the current federal Government administrative centre, development of the territory began in the early 1990s.
By 1999, the seat of government had shifted from Kuala Lumpur to Putrajaya, as the former was becoming increasingly congested.
Much organisation and planning have gone into transforming the 4,931-hectare city into an award-winning green township that’s state-of-the-art, while still maintaining its rich cultural identity.
Fun fact: Did you know that more than a third of the city has been designated as "green areas", in which the natural landscape (parks, shrubbery, and wetlands) is not only preserved, but enhanced?
Despite its relatively new status as a city, there’s already an abundance of residential projects to choose from – be it high-rise buildings or landed properties, homebuyers will be able to find one that’s the right fit, at the right price.
Above all, you don’t just get one or two major highways providing a direct linkage; there are 7! Some of these include the Maju Expressway (MEX), South Klang Valley Expressway (SKVE), North South Expressway Central Link (ELITE), and Damansara-Puchong Expressway (LDP).

4) KL Sentral
-
Number of searches: 18,000/month
The main public transport artery of Malaysia, this transit-oriented development (TOD) houses an impressive array of modern office towers, luxury hotels, condominiums, local and international eateries, as well as easy access to Malaysia’s largest rail transport hub
To give you an idea of just how excellent the connectivity is here, its infrastructure supports 6 networks – the KLIA Express Rail Link, KLIA Transit, Rapid KL (Putra), KTM Komuter, KTM Intercity, and KL Monorail.
With a gross development value (GDV) of RM11.7 billion, KL Sentral has drawn the attention of both homebuyers and investors alike, although the price range here tends to be on the higher side.
But when you think about it, who wouldn’t want to have everything at their fingertips, while living in one of the most centrally located addresses?

5) Shah Alam
-
Number of searches: 13,000/month
Also fondly known as the "place of MANY roundabouts", Shah Alam was once considered to be located on the outskirts, but has now gained a reputation as an area for highly sought-after properties.
As the capital city of Selangor, it has seen a rapid increase of residential projects from numerous reputable property developers, who have all but transformed the landscape into the thriving metropolitan area we see today.
Fun fact: Did you know that Shah Alam was the first planned city in Malaysia after we gained independence from Britain in 1957?
And of course, what township would be complete without an established network of roads and highways?
Residents and visitors will be able to avail themselves of the Federal Highway, Shah Alam Expressway (KESAS), and New Klang Valley Expressway (NKVE), to name a few.

6) Sekinchan
-
Number of searches: 12,000/month
Think: idyllic paddy fields, gorgeous watery vistas, and some of the freshest seafood around = you’ve got yourself a pretty accurate description of the small town of Sekinchan.
As a predominantly touristy destination, you’ll find that the area may be underdeveloped compared to other urban centres, but that’s exactly what contributes to its charm!
Home to a number of eateries, the local fishing village, and several accommodation options (including small resorts), people who generally look for a property here would either be settling down after retirement, or investing in a quaint bed-and-breakfast.

7) Bukit Bintang
-
Number of searches: 12,000/month
Right in the heart of Kuala Lumpur with easy access to anything and everything, Bukit Bintang’s centralised location ticks all the boxes for accessibility, convenience, and international-living standards.
Its superb location and proximity can be a great choice for homeowners and property investors, with the latter turning units into profitable Airbnbs that attract both domestic and international tourists.
Properties in this part of town tend to be built vertically instead of horizontally because of the strict plot ratio cap, hence, you’ll find condominiums and serviced residences of all types here.
That doesn’t mean there are no landed properties in Bukit Bintang. You might just find a rare home complete with a garden, but it comes with a HEFTY price tag – as all landed properties in Kuala Lumpur do!

That’s not the only thing though; Cyberjaya is also a locale for a variety of property types, ranging from serviced apartments and upmarket condominiums, to terraced houses and semi-Ds.
A series of highways and public transportation ensure that it’s conveniently connected to Kuala Lumpur and Klang Valley, like the North-South Expressway Central Link (PLUS), Lebuhraya Damansara-Puchong (LDP) and Maju Expressway (MEX).
