LSH33 is a mixed commercial and condominium development in Sentul. It sits on a 3.74-acre land, next to SkyAwani Residence.
Developed by Lim Seong Hai Capital Bhd (LSH Capital) and its collaboration partner Besteel Engtech Sdn Bhd, LSH33 comprises four components – one block of 300 Perumahan Penjawat Awam Malaysia (PPAM) units, one block of 300 Residensi Wilayah (Rumawip) units, one block of 300 condominium units, and four levels of retail space with a net lettable area of 103,000sq ft. The retail space will occupy the lower ground floor, ground floor, Level 1 and Level 2.
LSH carries two meanings. One is the name of the developer and the other is the name of the development, Laman Seri Harmoni. The number 33 refers to the Duke Highway (Duta-Ulu Klang Expressway), which has the highway code of E33.
It all links up, as residents of LSH33 enjoy direct access to Duta-Ulu Kelang Expressway (DUKE), which goes straight into the Kuala Lumpur city centre, about 5km away. The development also enjoys access to Jalan Pahang, Jalan Genting Klang, Jalan Gombak, Jalan Sentul, Jalan Ipoh, and Middle Ring Road 2 (MRR2).
Additionally, LSH33 is located amidst mature townships such as Kepong, Titiwangsa, Segambut and Wangsa Maju, with quick access to KL Sentral, Petaling Jaya, and Bangsar.
The residential units are 950 sq ft with 3 bedrooms, 2 bathrooms, and will be partially furnished with kitchen cabinets, hood and hob, two air conditioners and two water heaters. Each unit will also be allocated two parking bays.
The facilities will include a multipurpose hall, infinity pool, wading pool, basketball court, gymnasium, jogging path, children’s playground, barbecue area, and outdoor fitness zone.
The PPAM units will have built-ups of 1,000 sq ft and come with 3 bedrooms, 2 bathrooms and a parking bay, while the Residensi Wilayah units will have built-ups of 850 sq ft and come with 3 bedrooms and 2 bathrooms. Each unit will come with a parking bay.
The facilities at the PPAM block will be on level 6, and it will include a multipurpose hall, swimming pool, wading pool, children’s playground, nursery and gymnasium. The Residensi Wilayah block will have similar facilities.
In February 2024, the developer announced tenants for the TigaTiga retail space at Laman Seni Harmoni 33 (LSH33). They are Village Grocer, R Pharmacy, Phraya Thai, Maru Cafe by MyNews, Lim Seong Hai Lighting, and Knight Auto. Tentatively, TigaTiga is slated to open in Q3 of 2024.
LSH33 is within walking distance of Taman Pelangi and developments such as Maxim Citylights, Sentul Point, Sentul Village, M Centura, and M Arisa. There are a few schools nearby, including SMK Batu Muda and SRA Ali K.W.
The developer’s next development is LSH Segar in Cheras, Kuala Lumpur, which includes 435 condominium units and 440 Rumawip/Residensi Wilayah units on a 4.374-acre leasehold parcel.

Lake City @ KL North is located in Taman Wahyu, near Kepong in Kuala Lumpur. It is an 80-acre project that is set to follow the HOPSCA concept, which stands for hotel, office, park, shopping mall, connectivity, and apartments.
Developed by Country Garden Malaysia and Perdana ParkCity, the developer of Desa ParkCity, Lake City @KL North has launched two residential projects – Aradia Residence (first phase), and Baron Residence (second phase). Both residences feature three blocks.
The residences offer a choice of 1 to 5 bedrooms. So, there’s something for every property buyer. Units come with air conditioners, kitchen cabinets, kitchen hob and hood, and bathrooms are fitted with a shower, stool, cabinets and even a mirror.
There are also dual key units, either a 4-bedroom, 3-bathroom layout, or a 4+1 bedroom, 5-bathroom option. Unit sizes range from 547 sq ft to 1,697 sq ft across the launched residences.
The development is also big on security, incorporating an eight-tier security:
- Entrance guard
- Resident app to access parking lots
- Entry via access card or through the app. Visitors need the owner’s consent to enter
- Elevator control: Owners can only reach respective floors
- Intelligent security system e.g. intelligent door lock
- All monitoring will be done electronically

There are a total of 37 facilities, and it includes a yoga deck, star-watching deck, multi-functional stadium (basketball and badminton court), barbecue area, green maze, outdoor children’s playground, outdoor fitness, sunset viewing deck, jacuzzi pool, swimming pool, children’s swimming pool, reading room, snooker room, dart room, table tennis room, table football, KTV room, indoor children’s playground, sauna room, indoor yoga room, and indoor gymnasium, among others.
Within the development, there’s also a 2km Lake Promenade runway along the lake. This track will connect directly to the business district, with a buggy car service that goes through the entire Lake City and the business district. There will also be a park opposite the project.
Lake City is marketed as a transit oriented development (TOD) as it is close to KTM and stations along the MRT 2 line. According to the developer, several stations in the MRT 2 line are within the vicinity. For example, Metro Prima MRT2 Station is about 3.5km away, while the Taman Wahyu KTM station is about less than 5km away.
The development is also connected by two main roads (Jalan Kepong & Jalan Kuching) and several highways such as the Damansara–Puchong Expressway (LDP), the Duta-Ulu Kelang Expressway (DUKE), and the Middle Ring Road 2 (MRR2).
Ho Chin Soon Research said the major shift in attention towards KL North has been quite significant over the past few years. They see plenty of potential in KL North becoming another major hub of the Klang Valley as many developments are set to cater for the rising population there.
