But First, What Are SOHOs and Studios?
One of the things that they have in common is their small size. These units can range anywhere from approximately 400 sq ft to 800 sq ft, and usually only come with one carpark lot.
In addition, you’ll find that many of these SOHOs and studios are developed around public transportation options, since they’re targeted at students and single working adults.
Another similarity between these two types would be the fact that they fall under the jurisdiction of the Housing Development Act (HDA). So, if you decide to buy a brand-new unit, you’ll be warrantied against defects for a predetermined amount of time.
The warranty (also known as the Defect Liability Period) begins as soon as you receive the keys to your new home, so make sure you perform a thorough check to identify any faulty workmanship, for the developer to repair.
Now, the main difference between them is their title: SOHOs have a commercial title, whereas Studios usually have a residential title.
What this essentially means is that owners of SOHOs must be prepared to pay assessment, water, electricity, and telephone bills based on commercial rates, which are generally higher than residential rates.
